What is Sales Management Trust?
  • In accordance with the "Building Sale Act," a developer can entrust the real estate trust company with the management and preservation of the property ownership and sale proceeds prior to the completion of the construction, in order to ensure the transparency of the building sales process and the safety of transactions, thereby protecting the buyers.
  • In the event that the developer fails to fulfill their debt obligations, the trust company will liquidate and dispose of the entrusted property to settle the accounts.

· The agency fee rate is determined by negotiating the sales revenue percentage (type of remuneration : Collateral Fee, Management Fee, Agency Service Fee, etc.)

Applicable Buildings for
Sales Management Trust
  • Buildings with a floor area of 3,000㎡ or more, and officetels with 30 or more units, that are being sold.
  • Buildings that combine residential and non-residential facilities, where the total floor area of the non-residential portion is 3,000㎡ or more
  • A lease-to-sale with a total floor area of 3,000 square feet or more with a lease-to-sale conversion condition (See Exempted Buildings : Housing and welfare facilities / knowledge industry center (apartment type factory) / tourist lodging facilities / welfare facilities for the elderly)
